It could be about the lottery or silent auction.  The “Top Ten” in single-family home sales highlights last year’s sweepstakes winners.

Real estate sales aren’t in the same category as lotteries- although the last few years it seemed your chances of scoring an accepted contract were a million-to-one odds.

Using the Realty Alliance of Greater Cincinnati MLS system it’s obvious some neighborhoods had more homes to sell and hit the top 10 list due to the number of sales.  Different areas would make the lists if I pulled numbers by dollar volume.  It’s important to remember the last few years (especially 2021 ) there just weren’t enough homes available for all the buyers.

The list below reflects a little shuffling of placement and due to a lack of inventory fewer sales overall.  The chart compares 2021 to 2022:

What does this mean to you?

Looking to buy in a busy neighborhood be prepared to probably pay a little more.  Really depends on the condition of the property. For sellers looking for top dollar?  Make sure your property is in good shape and ready to show.  Listing prices from 2 years ago are no longer the measuring stick- work with your Realtor® for the right price.  Also, on most deals inspections are being waived and homes need to appraise.

We are heading into a normal real estate market and buyers and sellers really need to understand local market conditions to make the best deal.  Contact
