March single-family home sales in Greater  Cincinnati springing forward. 

March closings reflect sales from January and February.  The impact of social distancing and jobs was not full-blown until mid-March.  So slowing sales will start to appear in April closings.

Agents continue to deal with anxious buyers backing out of deals after waiting months to find their dream home.  I

The median sale price rose +14.3% compared to March 2019 and up +9.3% from last month.  The average sale price was up +12.9% from March 2019 and up +9.3% from last month.

The number of new listings increased by +21.3% from last month.  And down -6.7% compared to March 2019.

Market Time

The average Days on Market (DOM) for March was 40 down -11.1% from last month and down -11.1% from March 2019.  It’s still considered a seller’s market.
