The local Cincinnati real estate market is slowing down. Winter weather and holidays contribute to fewer sales. Every index measurement is ahead of last year.
The number a seller should focus on is Median Days on Market, which is up from January. Properties are on the market a little longer.
The Median Sale price and Active Inventory both increased.
Sales volume is up slightly, so maybe spring is just around the corner.

February 2026 brought 4.09 million in sales, a median sales price of $398,000, and 3.8 months of inventory. The median sales price is up 0.3% year-over-year, and inventory was up 0.2 months from February 2025.
