The National Association of Realtors® final numbers are always released after the local statistics

January 2025 brought 4.08 million in sales, a median sales price of $396,900, and 3.5 months of inventory.

The median sales price is up 4.8% year-over-year, and inventory was up 0.5 months from January 2024.

Month-over-month sales dipped as prices continued to rise.

Don’t panic as mortgage rates bounce all over.  Make a good offer, maybe get the seller to help by rate down or cover closing costs.  In short both buyers and sellers need to be more flexible and creative in this market.
