June single-family home sales are up from May but fewer than the previous June. 

The number of properties sold in June 2022 was 2,233, up 1.73% from 2,195 in the previous month and -12.12% lower than 2,541 in June 2021. The June 2022 sales were at their lowest level compared to June 2021 and 2020. The absorption rate is the avg number of sales per month divided by the total number of available properties.

The median sales price in June 2022 was $290,000, up 4.50% from $277,500 in the previous month and 9.85% higher than $264,000 in June 2021. The June 2022 median sales price was at its highest level compared to June 2021 and 2020.

The average sales price in June 2022 was $345,238, up 5.47% from $327,328 in the previous month and 10.69% higher than $311,884 in June 2021. The June 2022 average sale price was at its highest level compared to June 2021 and 2020

Prices

The average days on the market (DOM) is the number of days a property is on the market before it sells. An upward trend in DOM tends to indicate a move toward a buyer’s market, and a downward trend tends to indicate a move towards a seller’s market.

The DOM for June 2022 was 14 days, up 7.69% from 13 days in the previous month and 7.69% higher than 13 days from June 2021. The June 2022 DOM was at a mid-level compared with June 2021 and 2020.
