The most common question home buyers ask is how much to offer when they find a house they want buy.

In April the average sale price was higher than asking for homes on the market for less than 30 days.

According to Realtor Alliance of Greater Cincinnati MLS  homes closing in April are getting about 3.4%+ more than the asking price.

Add to the mix is the speed at which single-family homes on the market for longer than 30 days:

Remember you need to factor in the recent rise in mortgage rates as well as pricing for the property.  Not too surprising sellers who grossly overprice are getting swamped with offers.

Year-to-date buyers seem willing to pay over the asking price.  Appraisal waivers are common (the buyer will come up with the money to pay the difference between a sale and appraised price).  

It’s a maddening game trying to stay up with current real estate market conditions.  Work closely with your Realtor® to make the best offer you can afford.
