Combined snow, sleet, and the Super Bowl impacted February single-family home sales in Greater Cincinnati.
The number of new listings in February 2022 was 931, down -40.44% from 1,563 from the previous month and -42.17% lower than 1,610 from February 2021.
February 2022 listings were at their lowest level compared to February 2021 and 2020.
February Property sales were 1,271, down -9.5% from 1,405 in February of 2021 and -5.8% lower than the 1,349 sales last month. February 2022 sales were at their lowest level compared to February 2021 and 2020. February YTD sales of 2,620 are running -6.1% behind last year’s year-to-date sales of 2,789.
The Median Sales Price in February was $245,000, up 15.0% from $213,000 in February of 2021 and up 7.5% from $228,000 last month. The Average Sales Price in February was $294,838, up 14.4% from $257,690 in February of 2021 and up 7.3% from $274,832 last month. February 2022 ASP was at the highest level compared to February of 2021 and 2020.
The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market.
The DOM for February was 28, up 16.7% from 24 days last month and equal to 28 days in February of last year. The February 2022 DOM was at its lowest level compared with February of 2021 and 2020
