The number of new listings in January 2022 was 1,552, up 19.57% from 1,298 from the previous month and -6.62% lower than 1,662 from January 2021. The January 2022 listings were at their lowest level compared to January 2021 and 2020

Property Sales

January Property sales were 1,322, down -4.5% from 1,384 in January of 2021 and -34.3% lower than the 2,011 sales last month. January 2022 sales were at a mid-level compared to January of 2021 and 2020. January YTD sales of 1,322 are running -4.5% behind last year’s year-to-date sales of 1,384.

Prices

The Median Sales Price in January was $227,250, up 8.2% from $210,000 in January of 2021 and down -5.3% from $240,000 last month. The Average Sales Price in January was $274,647, up 8.4% from $253,299 in January of 2021 and down -2.6% from $282,001 last month. January 2022 ASP was at the highest level compared to January of 2021 and 2020.

Market Time

The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for January was 24, up 14.3% from 21 days last month and down -7.7% from 26 days in January of last year. The January 2022 DOM was at its lowest level compared with January of 2021 and 2020.
