Hot footing to the end of the year for single-family home sales in Greater Cincinnati. Sales volume may have gone down a bit- but area home sales are still crazy. Local Realtors® are anticipating another record-breaking year.
November Property sales were 1,995, up 2.3% from 1,950 in November of 2020 and -10.3% lower than the 2,225 sales last month. November 2021 sales were at their highest level compared to November 2020 and 2019. November YTD sales of 22,561 are running 4.4% ahead of last year’s year-to-date sales of 21,602.
The Median Sales Price in November was $250,000, up 11.1% from $225,000 in November of 2020 and up 0.8% from $248,000 last month. The Average Sales Price in November was $291,742, up 11.8% from $260,916 in November of 2020 and up 0.9% from $289,154 last month. November 2021 ASP was at the highest level compared to November 2020 and 2019.
The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for November was 20, up 17.6% from 17 days last month and down -4.8% from 21 days in November of last year. The November 2021 DOM was at its lowest level compared with November of 2020 and 2019.
