October single-family home sales are down slightly in the Cincinnati area.  Overall sales are still ahead of 2020!

Some people love leaves and don’t see any problem with letting them stay where they fall.  Other people are raking leaves as soon they hit the ground.  The local real estate market looks something like leaves falling.  Some homes are scooped up as soon as they hit the market ( or within a few days).  Other houses sit for a long time before sellers realize the season has passed.  Sales volume may have gone done a bit- but area home sales are still crazy.  

Property Sales

October Property sales were 2,162, down -6.5% from 2,312 in October of 2020 and -3.3% lower than the 2,236 sales last month. October 2021 sales were at a mid-level compared to October of 2020 and 2019. October YTD sales of 20,487 are running 4.2% ahead of last year’s year-to-date sales of 19,652.

Prices

The Median Sales Price in October was $245,248, up 11.5% from $220,000 in October of 2020 and down -1.9% from $249,900 last month. The Average Sales Price in October was $288,446, up 8.6% from $265,490 in October of 2020 and down -1.1% from $291,671 last month. October 2021 ASP was at the highest level compared to October 2020 and 2019.

Market Time

The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for October was 18, up 20.0% from 15 days last month and down -18.2% from 22 days in October of last year. The October 2021 DOM was at its lowest level compared with October 2020 and 2019.
