September Property sales were 2,122, down -8.6% from 2,322 in September of 2020 and -13.7% lower than the 2,460 sales last month. September 2021 sales were at a mid-level compared to September of 2020 and 2019. September YTD sales of 18,208 are running 5.0% ahead of last year’s year-to-date sales of 17,340.
The Median Sales Price in September was $245,900, up 9.3% from $224,950 in September of 2020 and down -2.6% from $252,487 last month. The Average Sales Price in September was $291,995, up 10.7% from $263,795 in September of 2020 and down -2.5% from $299,543 last month. September 2021 ASP was at the highest level compared to September 2020 and 2019.
The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for September was 15, up 15.4% from 13 days last month and down -28.6% from 21 days in September of last year. The September 2021 DOM was at its lowest level compared with September of 2020 and 2019.
