Property Sales

August Property sales were 2,335, down -5.3% from 2,465 in August of 2020 and 1.2% higher than the 2,308 sales last month. August 2021 sales were at a mid-level compared to August of 2020 and 2019. August YTD sales of 15,947 are running 6.2% ahead of last year’s year-to-date sales of 15,018.

Prices

The Median Sales Price in August was $250,000, up 6.4% from $235,000 in August of 2020 and down -2.0% from $255,000 last month. The Average Sales Price in August was $299,997, up 11.3% from $269,462 in August of 2020 and down -2.7% from $308,185 last month. August 2021 ASP was at the highest level compared to August 2020 and 2019.

Market Time

The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for August was 13, up 8.3% from 12 days last month and down -48.0% from 25 days in August of last year. The August 2021 DOM was at its lowest level compared with August of 2020 and 2019.
