July Property sales were 2,284, down -9.6% from 2,526 in July of 2020 and -9.9% lower than the 2,534 sales last month. July 2021 sales were at a mid-level compared to July of 2020 and 2019. July YTD sales of 13,582 are running 8.2% ahead of last year’s year-to-date sales of 12,553.

Prices

The Median Sales Price in July was $255,000, up 10.4% from $231,000 in July of 2020 and down -3.4% from $264,000 last month. The Average Sales Price in July was $308,287, up 12.0% from $275,342 in July of 2020 and down -1.2% from $311,997 last month. July 2021 ASP was at the highest level compared to July 2020 and 2019.

The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for July was 12, down -7.7% from 13 days last month and down -57.1% from 28 days in July of last year. The July 2021 DOM was at its lowest level compared with July of 2020 and 2019..
