June Property sales were 2,497, up 9.7% from 2,277 in June of 2020 and 18.1% higher than the 2,115 sales last month. June 2021 sales were at their highest level compared to June 2020 and 2019. June YTD sales of 11,254 are running 12.2% ahead of last year’s year-to-date sales of 10,027.
The Median Sales Price in June was $264,000, up 19.5% from $221,000 in June of 2020 and up 6.5% from $248,000 last month. In June, the Average Sales Price was $312,111, up 18.6% from $263,059 in June of 2020 and up 4.8% from $297,888 last month. June 2021 ASP was at the highest level compared to June 2020 and 2019.
The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for June was 13, down -27.8% from 18 days last month and down -51.9% from 27 days in June of last year. The June 2021 DOM was at its lowest level compared with June of 2020 and 2019.

The average sale price for single-family home sales continues to climb although the number of sales in Butler County dropped slightly compared to last year.
