May Property sales were 2,089, up 18.4% from 1,765 in May of 2020 and 4.8% higher than the 1,993 sales last month. May 2021 sales were at a mid-level compared to May of 2020 and 2019. May YTD sales of 8,743 are running 11.2% ahead of last year’s year-to-date sales of 7,862.
The Median Sales Price in May was $247,500, up 16.7% from $212,000 in May of 2020 and up 1.0% from $245,000 last month. The Average Sales Price in May was $297,716, up 21.0% from $245,955 in May of 2020 and up 1.1% from $294,499 last month. May 2021 ASP was at the highest level compared to May 2020 and 2019.
The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for May was 18, equal to 18 days last month and down -35.7% from 28 days in May of last year. The May 2021 DOM was at its lowest level compared with May of 2020 and 2019.

The average sale price for single-family home sales continues to climb although the number of sales in Butler County dropped slightly compared to last year.
