April Property sales were 1,978, up 16.6% from 1,697 in April of 2020 and 6.1% higher than the 1,864 sales last month. April 2021 sales were at a mid-level compared to April of 2020 and 2019. April YTD sales of 6,635 are running 8.8% ahead of last year’s year-to-date sales of 6,097.
The Median Sales Price in April was $245,000, up 23.1% from $199,000 in April of 2020 and up 5.6% from $232,000 last month. The Average Sales Price in April was $294,312, up 22.2% from $240,809 in April of 2020 and up 6.2% from $277,210 last month. April 2021 ASP was at the highest level compared to April of 2020 and 2019
The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for April was 18, down -30.8% from 26 days last month and down -43.8% from 32 days in April of last year. The April 2021 DOM was at its lowest level compared with April 2020 and 2019.

The average sale price for single-family home sales continues to climb although the number of sales in Butler County dropped slightly compared to last year.
