Blustery February 2021 single-family home sales in Greater Cincinnati not hurting prices!

Property Sales

February Property sales were 1,390, down -1.3% from 1,409 in February of 2020 and 0.4% higher than the 1,384 sales last month. February 2021 sales were at a mid-level compared to February 2020 and 2019. February YTD sales of 2,774 are running 6.0% ahead of last year’s year-to-date sales of 2,617.

Prices

The Median Sales Price in February was $210,000, up 15.4% from $182,000 in February of 2020 and equal to $210,000 last month. The Average Sales Price in February was $257,366, up 16.0% from $221,862 in February of 2020 and up 2.4% from $251,331 last month. February 2021 ASP was at the highest level compared to February 2020 and 2019.

Market Time

The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for February was 28, up 7.7% from 26 days last month and down -37.8% from 45 days in February of last year. The February 2021 DOM was at its lowest level compared with February 2020 and 2019.

The average sale price for single-family home sales continues to climb although the number of sales in Butler County dropped slightly compared to last year.
