Cincinnati MLS reports:
January Property sales were 1,368, up 13.2% from 1,208 in January of 2020 and -33.4% lower than the 2,053 sales last month. January 2021 sales were at their highest level compared to January 2020 and 2019. January YTD sales of 1,368 are running 13.2% ahead of last year’s year-to-date sales of 1,208.
The Median Sales Price in January was $210,000, up 18.0% from $178,000 in January of 2020 and down -4.5% from $220,000 last month. The Average Sales Price in January was $250,111, up 13.0% from $221,261 in January of 2020 and down -5.3% from $264,194 last month.
The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for January was 26, up 13.0% from 23 days last month and down -43.5% from 46 days in January of last year.

The average sale price for single-family home sales continues to climb although the number of sales in Butler County dropped slightly compared to last year.
