December Property sales were 2,032, up +21.1% from 1,678 in December of 2019 and +3.9% higher than the 1,955 sales last month. December 2020 sales were at their highest level compared to December of 2019 and 2018. December YTD sales of 23,794 are running +3.9% ahead of last year’s year-to-date sales of 22,899.
The Median Sales Price in December was $220,000, up +17.6% from $187,000 in December of 2019 and down -2.2% from $225,000 last month. The Average Sales Price in December was $263,179, up +13.5% from $231,906 in December of 2019 and up +1.2% from $260,007 last month.
The average Days On Market (DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for December was 23, up +9.5% from 21 days last month and down -39.5% from 38 days in December of last year.
