
November Property sales were 1,936, up +14.8% from 1,687 in November of 2019 and -15.6% lower than the 2,295 sales last month. November 2020 sales were at their highest level compared to November of 2019 and 2018. November YTD sales of 21,696 are running +2.2% ahead of last year’s year-to-date sales of 21,220.

The median sale price rose +20.0% compared to October 2019 and down -2.2% from last month. The average sale price was up +16.3% from October 2019 and up +0.8% from last month.
The Median Sales Price in November was $225,000, up +18.7% from $189,500 in November of 2019 and up +2.3% from $220,000 last month.
The Average Sales Price in November was $259,812, up +9.9% from $236,434 in November of 2019 and down -2.1% from $265,314 last month.

The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells.
An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for November was 21, down -8.7% from 23 days last month and down -43.2% from 37 days in November of last year.
