Did January Cool Cincinnati Home Sales?

Did snow and cold cool January home sales? 

The number of homes for sale continues to declined -8% compared to January 2018.  And -26% from December 2018.  Good news the number of new listings was up in January compared to January and December 2018.  But homes are selling so the overall inventory numbers are down.

Comparing the average sale price for single-family homes during 2018 ($201,047) to 2019 ($206,121) our area experienced an increase of +2.5%. The median sale price for 2018 was $159,900 versus $165,000 for 2019.  A +4% increase.  The median price is rising at a slightly higher pace than the average sale price- one way to look at affordability.

January 2018 home sales were down -8% compared to January 2019. The sales decline may signal a slight slowdown in the housing market or the cold weather slowed everything and everyone!
