The number of homes for sale continues to decline. After a few good listing months in late summer/early fall of 2018 Cincinnati has fewer homes for sale than last year at this time.
Comparing the average sale price for single-family homes during 2017 ($207,582) to 2018 ($220,878) our area experienced an increase of +6.1%. The median sale price for 2017 was $167,500 versus $179,900 for 2018. A +7% increase. The median price is rising at a slightly higher pace than the average sale price- one way to look at affordability.
December home sales were down -10.7% compared to December 2017. The sales decline may signal a slight slowdown in the housing market.

The average sale price in all the counties continues to increase.
Year to date the average days on the market remains at 45 which is slightly less than last month’s 49 days. Very short market time for homes listed at the right price.
