November news flash for Cincinnati real estate.

The number of homes for sale continues to decline.  We’re doing better than the first few months of 2018 but have a fewer number of homes for sale than last year at this time. Cincinnati real estate

Comparing the average sale price for single-family homes during the first 11 months of 2017 ($207,984) to 2018 ($221,267) our area experienced an increase of +6.1%. The median sale price for January through November 2017 was $168,000 versus $180,000 for the same time frame in 2018.  A +7% increase.  The median price is rising at a slightly higher pace than the average sale price- one way to look at affordability.

Good news for sellers the average sale price in all the counties continues to increase.

Year to date the average days on market remains at 45 which is slightly less than last month’s 49 days.  Very short market time for homes listed at the right price.
