The first half of 2018 home sales in two areas in the Mason City School District continue to grow.

 Updates for Mason and Deerfield Twp Ohio.

Market Trends for Mason School District

The Mason School District is an interesting mix of existing neighborhoods and new construction.  The school buildings are scattered throughout the district and as the area gets more residents- road construction is struggling to keep pace with demand.

The latest data from the Multiple Listing Service of Greater Cincinnati is for homes and condos listed and sold through the CincyMLS.   The information compares the 1st quarter of 2017  to the same time frame in 2018:

In Mason, the average sale price for single-family homes during the 1st half of 2017 was $375,799 and in 2018 $369,996  a – 2% decrease. The highest priced single family home sale during the 1st 6 months of 2017  $1,125,000 compared to $1,400,000 in 2018.  

Single-family homes in Deerfield Township had an average sale price of $394,993 in 2017 and in 2018 $458,084 –a +14% increase.  The highest priced single family home sale in Deerfield during the first 6 months of 2017 was $1,090,000 compared to $1,395,000 during the same timeframe in 2018.

Prices

The median sales price in June 2018 was $350,000 up 1.5% from $345,000 in June of 2017.  The average sale price in June was $380,514 up 8.2% from $351,759 in June of 2017.

What does this mean?

While home sales in the Mason City School District remain hot, the lack of properties for sale continues to impact pricing.  Another threat to the upward trend in home sales and prices is rising property taxes which are beginning to discourage prospective buyers.

However several pockets of new construction popping up in both Mason and Deerfield Township at several price levels and this is attracting new residents.  Bottom line- if you’re thinking about building, buying or selling –Call/Txt  to obtain up-to-date real estate information before making any real estate decisions.
