Cincinnati Home Sales January 2018

Cincinnati home sales during January 2018 got off to a slower start.

According to the Cincinnati Multiple Listing Service  3568  single family homes listed for sale.  The number of homes for sale continues to drop.

Hamilton County was the only county experiencing higher sales volume compared to January 2016, The chart below compares year-to-date in the 4 counties below.  Data pulled from the Multiple Listing Service of Greater Cincinnati:

The CincyMLS covers all the surrounding counties (as far north as Dayton) and sale prices do vary by areas.  Average sale prices continue to climb in all four counties but the shortage of homes for sale continues to cause problems.

What’s selling?

Cincinnati is known for their homes with 4 bedrooms,  2.5 baths 2 story properties.  However, buyers
are looking for all types of homes and below there’s a list of what’s for sale:

January home sales in Cincinnati: 

  • The lack of homes for sale keeps pushing prices higher.
  • Weather (yes we actually had a snow and cold during the month) probably impacted the number of homes sold.
  • Interest rates have finally begun to creep up (though still very very low).  The change in rates may discourage some buyers but it may also get some off the fence.  Keep an eye on February sales to see the impact.
