In the stock market there’s a widely followed market theory, the January barometer, claims that as January goes, so goes the year. Comparing the numbers for real estate in the Lakota School District for January 2016 versus January 2017 may help predict homes sales this year.

The Lakota School District crosses over township lines serving residents in both West Chester and Liberty Township Ohio.  And while both communities offer access to Lakota Schools each has unique characteristics and selling points.  A mix of existing neighborhoods and new construction can be found throughout the district.

The latest data from the Multiple Listing Service of Greater Cincinnati is for homes and condos listed and sold through the CincyMLS.   The information compares January 2016 to January 2017: :

• January 2016 the average sale price for single-family homes in West Chester – $251,316 compared to January  2017  $227,832– a -10% decrease. 
• Area condos sold for an average of $111,567 in 2016 and $87,000  in 2017 a -33.% drop.
• The highest priced condo in West Chester sold for $237,000 in 2016 and $475,000 in 2017.  
• In January 2016 single-family homes in Liberty Township had an average sale price of $247,500  and  $280,000 in 2017 a 12% increase.
• No condo sales closed in January of 2016 or 2017 in Liberty Township

The highest priced single family home to close in January 2017 in West Chester sold for $918,000.  Liberty Township’s highest sale price was $1,275,000.  If January really is the indicator for the year – then sellers in West Chester need to pay close attention to the competition.   Colder weather and lack of homes for sale may be the biggest problem for the suburban markets this year.

The Lakota School District, local shopping and restaurants and somewhat easy access to freeways keep Liberty Township and West Chester on homebuyer’s shopping lists.
