Year-to-date (through 6/10/16)the average sale price for single family homes is $327,216 and the average sale price since January 1, 2008 to June 10, 2016 is $333,720 so while sales are red hot in some price ranges not all of the homes for sale throughout the Mason School District have been flying off the shelf.  The majority of sales this year are grouped around the $250,000 – $399,000 range with 23 sales in the $250,000- $299,999 range; 34 sales in $300,000- $349,999 range and 31 in the $350,000- $399,999 range.

The historical view of the average sale price for single family homes reflects that in 2015 prices finally were back to pre-recession levels.

The high end market -$1,000,000+ with 24 active listings, 2 pending sales (sold but not closed) both in Deerfield Township and 2 sold/closed (to date) with the highest price sale selling for $1,220,000 also in Deerfield Township.  With quite a few million dollar plus listings and few sales, sellers in this price range may need to rethink their pricing strategy sooner rather than later.
