The Lakota School District crosses over township lines serving residents in both West Chester and Liberty Township Ohio.  A mix of existing neighborhoods and new construction can be found throughout the district.  Newcomers are impressed with the number of school buildings scattered through out the district and as the area gets more residents- road construction is trying to keep pace with demand.

The latest data from the Multiple Listing Service of Greater Cincinnati is for homes and condos listed and sold through the CincyMLS.   The information compares the 1st quarter of 2015 to the same time frame in 2016:

In West Chester the average sale price for single family homes in during the 1st quarter of 2015 – $252,970 and in 2016 $271,533– a 7% increase.  West Chester’s condos sold for an average of $87,743 in 2015 and $85,000  in 2016 a -3.1% drop.

The highest priced condo in West Chester sold for $281,000 in 2015 and $237,000 in 2016.  The drop in sale price was impacted by the lack of new construction and shortage of condos available in the higher priced areas.  On the flip side as more new construction became available the highest priced single family home sale in 2015  $750,0010 compared to $1,200,000 in 2016.

Single family homes in Liberty Township had an average sale price of $266,513 in 2015 and in 2016 – $263,496 . .. a 2% drop.  In Liberty Township the average condos sale price in 2015- $161,850 and 2016- $310,500 a 50% increase. (not many condos in Liberty Township and the sale of 1 or 2 has a lot of impact on average sale price)

The condo market in Liberty Township is smaller than West Chester but still managed a high sale for $270,000 in 2015 and $315,000 sale in 2016.  Loans for mortgages in excess of a million dollars continues to be an issue in the area but the highest priced single family home sale in Liberty during 2015 was $1,250,000 and during 2016 $1,275,000.
