Real Estate Activity in the Lakota School District

Real estate activity in the Lakota School District has been very active this year.  The school district crosses over township lines serving residents in both West Chester and Liberty Township Ohio.   Overall the number of homes and condos for sales is down both areas offer access to plenty of new construction.  Just drive Tylersville, Hamilton-Mason or Millikin Roads and you cannot miss new areas under development and recently the Vista Verde golf course was sold and is in the early stages of planning offering more access to single family homes.

The latest data from the Multiple Listing Service of Greater Cincinnati is for homes and condos listed and sold through the CincyMLS.   The information compares 01/01/15 -02/15 to 01/01/16- 01/15/16.

In West Chester the average sale price for single family homes in early 2015 was – $242,959 and this year $256,595–  a 4.3% increase.  West Chester’s condos sold for an average of $95,770 in the 2015 timeframe and $96,080 in 2015 or 100% list price to sale price.  (the list price/sale price is unusual because 1 condo was sold at auction -$0. list price.)

The highest priced condo in West Chester sold for $281,000 in early 2105 and $237,000 this year.  All the drop in sale price reflects is the lack of condos for sale.  On the flip side the highest priced single family home sale in 2015 was $750,000 and in 2016 timeframe $918,000.

Single family homes in Liberty Township had an average sale price of $527,750 in 2015 and in 2015 – $1,275,000 -a 41% increase. And while it was great start of 2016 in Liberty Township resales of Homearama homes don’t happen every week.  In Liberty Township the average condos sale price in 2015- $53,700 and 2015 – none sold.

Overall home sales within the Lakota School District are equal or out-performing the real estate market in greater Cincinnati.  The latest numbers from the Cincinnati Area Board of Realtors released the official results for January showing the average sale price up 1.97% over January 2015.
