The Lakota School District crosses over township lines serving residents in both West Chester and Liberty Township Ohio. New construction is available on both areas as developers grab any piece of land that can be developed. Just drive Tylersville, Hamilton-Mason or Millikin Roads and you cannot miss new areas under development.
The latest data from the Multiple Listing Service of Greater Cincinnati is for homes and condos listed and sold through the CincyMLS. The information compares 2014 to 2015:
In West Chester the average sale price for single family homes in 2014 – $249,615 and in 2015 $259,839– close to a 4% increase. West Chester’s condos sold for an average of $104,440 in 2014 and $94,543 in 2015 a -10% drop.
The highest priced condo in West Chester sold for $444,900 in 2014 and $281,000 in 2015. The drop in sale price was impacted by the lack of new construction and shortage of condos available in the higher priced areas. On the flip side as more new construction became available the highest priced single family home sale in 2014 was $800,001 and in 2015 $1,450,000.
Single family homes in Liberty Township had an average sale price of $274,719 in 2014 and in 2015 – $277,980 -little over a 1% increase. In Liberty Township the average condos sale price in 2014- $293,508 and 2015 – $241,961 a -17% drop.
The condo market in Liberty Township is smaller than West Chester but still managed a high sale for $378,6000 in 2014 and $360,000 sale in 2015. Loans for mortgages in excess of a million dollars continues to be an issue in the area but the highest priced single family home sale in Liberty during 2014 was $1,875,000 and during 2015 $1,250,000. 2016 could be an interesting year if obtaining higher mortgages deters prospective buyers.
