Are homes selling in the Cincinnati area?

It doesn’t seem to matter if you are selling near the bike trail or overlooking Great American Ball Park- if you find the “sweet spot for pricing” at the time you list- your home is sold!  As we head into August and the start of another school year (so soon?) July sales for single family homes sizzled.

In addition to higher dollar volume in gross sales the average sale price continues to outpace last year.  Sellers are starting to recover some of the losses from the bust real estate market.  Noitce I said recover because many area single family homes purchased in the 2001-2006 timeframe have yet to reach the price the current owners paid.

At the current pace sales and average sale prices for 2105 should exceed 2014.  Reports that consumer spending has dipped may or may not effect the local housing market.  The lack of houses for sale continues to keep potential buyers from writing contracts.  Everybody expects mortgage interest rates to go up – eventually so buyers and sellers still “thinking” about jumping into the real estate market need to move quickly in order to take advantage of lower rates.
