In West Chester the average list price for single family homes is $296,164 and the average sale price – $251,177 (-15% difference). In the condo market the average list price is $95,571 and an average sale price of $91,573 (-4%). Single family homes in Liberty Township have an average list price of $313,024 and an average sale price of $272,027 (-13%). Liberty Township condos average list price is currently $270,375 and the average sale price -$161,850 (-40% – only 2 condos closed). The gap between the list prices and sale prices reflects hard bargaining between buyers and sellers. And while some buyers are willing to pay anything for properties-but most lenders are not.
List versus sale prices for Liberty Township single family home sales for the first 5.5 months of 2015:
Treillage in West Chester recorded the highest priced single family home sale at $930,000 and the highest priced condo sold in the Fairways at Wetherington for $281,000. Carriage Hill in Liberty Township recorded a single family home sale for $1,250,000 and a Four Bridges condo sold for $270,000.
