Real estate update for Cincinnati area single family home sales from January through May!

Single family home sales for the first quarter of 2015 continues to show gains over the same timeframe in 2014. Data pulled from the CincyMLS.

Cincinnati Home Sales

The dollar sales volume increased in Butler County by 11%, Clermont by 11%, Hamilton by 10% and Warren by 9%.  The total number of sales added to an increase in average sales price combined to make May a very good month for local Cincinnati home sellers.

Increases in average sales prices by county- Butler + 8%, Clermont +6%, Hamilton +5.5% and Warren County + 2%. However it’s summer and just like all the reruns on tv- greater Cincinnati home sales continues to be a rerun- some pockets/neighborhoods are experiencing a rebound – while other areas waiting for the market to catch them.  The shortage of homes for sale is still a problem.  It’s true a shortage of listings should help sellers and this is a true statement for newly listed properties which hit the market at the perfect price point- buyers are ending up in bidding wars.  But for every 1 new listing with buyers knocking down the doors, there are 10 more listings that are still waiting for somebody.  Price adjustments help make these properties more attractive – but too many sellers are waiting too long to drop the prices.  Overall, home sales throughout Ohio continue at a brisk pace and share many of the problems we’re experiencing in our local real estate market.
