Real Estate Market Update

The greater Cincinnati real estate market update is good news.  In spite of the crazy winter weather, home sales volume during the first 2 months of 2015 outpace the same timeframe last year.

Greater Cincinnati Single Family Home Sales

Comparing the year-to-date solds in the CincyMLS for 2014 vs 2015, the total sales volume in dollars increased by 7%.  $344,632,263. vs $370,017,828.  The average sale price increased by 6% from $154,336 in  2014 to $164,279 in  2015.   In the 4 county area comprising the greater Cincinnati market (table below) all 4 counties experienced higher average sale prices than last year.

2015 is getting off to a decent start and while the weather has been iffy- dedicated buyers are jumping over snow banks to look at listings.  Sellers should be prepared for an uptick in foot traffic at the snow melts- so if you’re not getting showings- consider a new pricing strategy.  Buyers continue to ask for seller contributions to help cover closing costs as well as paying for title insurance and home warranties.
