It’s a draw -winners and losers when it comes to median list prices on homes for sale in Cincinnati!

Some sellers are playing poker when it comes to listing prices.  Poker faces and bluffs – when the list price is too high it often leads to a losing hand when it comes to the final sale price.  Depending on your location median list prices have gone up or down ….or stayed the same.  If you’re overpriced in a dropping market buyers will call your bluff and buy another property.  To be a winner in the Cincinnati real estate market you need to be able to read all the players and before making a bet they’ll regret.

Data pulled from the Multiple Listing Service of Greater Cincinnati shows that potential buyers have 8892  single family homes and 1227 condos -a slight decrease in the available properties since the last township report.

Deerfield Township took a huge drop in the last month while Colerain Township median list price increase continues.  Condos are starting to lose ground except for Liberty Township.

Each neighborhood and complex within each zip code has unique pricing characteristics-make sure you look at not only the average/median list prices but also the absorption rate and the prices of recently sold properties.
