Real Estate Update for Greater Cincinnati Townships

Cincinnati homes for sale continue and some areas are seeing higher median list prices.

Many sellers are priced for a future buyers- sometime when the values rise enough to warrant a higher contract price.  These buyers are running up their days on the market.  Other sellers are priced for immediate sale and are usually rewarded with a contract within a week or so of hitting the market.

Data pulled from the Multiple Listing Service of Greater Cincinnati shows that potential buyers have 8948 a nice increase in the number of single family homes and 1276 a  condos available since the last township report.

Several of the townships median list prices for single family homes has decreased with Colerain showing an increase.  Condos continue to hang steady with one township decreasing while another saw an increase in median list price.

On Tuesday the S/P Case Shiller Report comes out providing us with a good view of the national real estate market.  Reports are indicating that resales have slowed a bit but average sale prices are increasing.  New home starts are down -which is interesting when you look that the number of new homes, patio homes an condos under construction in our area right now.

Each neighborhood and complex within each zip code has unique pricing characteristics-make sure you look at not only the average/median list prices but also the absorption rate and the prices of recently sold properties.
