Data pulled from the Multiple Listing Service of Greater Cincinnati shows that potential buyers have 8400 a nice increase in the number of single family homes and 1272 a slight decrease in the numbers 0f condos available since the last township report.
Most of the townships have rising median list prices for single family homes. Condos continue to be a mixed bag unless you look at Liberty Township – with no condos for sale.
The number of houses and condos for sale remains low because potential sellers are still hesitating about putting their properties up for sale. Some sellers are waiting for better prices -but some cannot find a house to buy….and they are waiting for the “perfect listing”. So until something motivates sellers to list, the local real estate looks a lot like a game of “musical chairs” with buyers pouncing on new listings.
Each neighborhood and complex within each zip code has unique pricing characteristics-make sure you look at not only the average/median list prices but also the absorption rate and the prices of recently sold properties.
