During the last 2 weeks 1634 new listings(single family homes and condos) hit the market. Also during the same time frame, 1220 homes and condos went “pending” (sold but not closed). 1241 sellers decided to lower the asking price on their properties and 252 units came back on the market. Since the last report, our MLS has shifted and consolidated some areas (Green Twp) and so the numbers may look slightly off kilter this week. However median prices in most areas continue to increase and in this week both sectors look pretty good but the greater Cincinnati area is sharing in the national trend where the gains in home prices is slowing.
Data pulled from the Multiple Listing Service of Greater Cincinnati shows that potential buyers have 8239 single family homes and 1311 another increase in the numbers 0f single family homes and condos available since the last township report.
Each neighborhood and complex within each zip code has unique pricing characteristics-make sure you look at not only the average/median list prices but also the absorption rate and the prices of recently sold properties.
