According to the Cincinnati Enquirer home sales continue to rise…while the actual sale prices, while better, are not back to the hey days.

March closed out with 1877 pending single family home sales on the books with an average list price of $187,069 and 1394 closings with an average sale price of $164,860. The condo market reflected 260 pending sales for March with an average list price of $147,851 and 196 closings with an average sale price of $127,951.
ce 1/1/14 buyers closed deals on 2756 single family homes with an average sale price of $157,444. According to the Multiple Listing Service of Greater Cincinnati potential buyers have 7475 single family homes and 1265 condos – a few more single family homes and a few less condos listed since the last zip code report.
Buyers continue to swamp open houses and agents are making lots of appointments to show properties- whether the activity translate into a purchase contract depends on………pricing. Make sure you’re comparing apples to apples when targeting the “sweet spot” at the time you list your property. Comparing your house to one in another community or adding up the cost of improvements and adding to the list price is not the most effective way to sell.
