Three Buyer Pitfalls to Avoid!

Home buyers in greater Cincinnati have lots of  choices when it comes to buying property!

However there are 3 choices (or options) that buyers cannot ignore or “delegate’ to somebody else.

  1. “Manage Your Team” – lots of today’s buyers rely on the advice and or approval of family members and friends when buying a home.  It’s a great support system but you need to make sure everybody is on the same page and on schedule for showings.  Remember if you want somebody to review the purchase contract -make sure to let your Realtor know ahead of time.  The number of homes and condos for sale in greater Cincinnati is shrinking and when a new listing hits the market it often motivates buyers to make an offer. If you have house hunting for awhile and your dream home hits the market- you need to “manage your team” so you don’t miss out.
  2. “Manage Your Lender” – whether you’re working with a bank, mortgage broker or a loan officer to secure a loan- you need to stay on top of paperwork and make sure they communicate with your agent.  Many of today’s lenders won’t provide any information to anybody buy the borrower and if you don’t respond to requests for additional data or pass along status updates to your agent …..the whole process can slow down.  Personally I’m a huge advocate for going for “loan approval” pending contract and appraisal, before you even start looking at homes.  Having the loan pre-approved usually eliminates all the last minute lender requests and delays.
  3. “Manage Your Expectations” – not every property you want to see will have granite counter tops, bamboo wood flooring, brand new kitchens and bathrooms, sub zero appliances, new carpet, fresh paint and be professionally staged.  We live in homes not in  HGTV or DIY land.

Take time to sit down and discuss the buying process with your agent before you fall in love with a condo or home and find out that you lost your chance because you weren’t prepared.
