Boxers or Briefs?

In life, as in real estate, the basics remain the basics!

Boxers or briefs?  3 bedrooms or 4?  2 story home or ranch?  Single family or condo?

A few days ago as I was showing buyers  homes listed in Rolling Hills and Wildwood in Fairfield- and really wanted the buyers to get down to basics.  All the properties had 4 bedrooms, at least 2.5 baths, 2 car garages, basement- but none of them had all the other things on their “want list”.   A kitchen with cherry cabinets, granite counter tops, island and double ovens.  Hardwood floors in the kitchen, dining room, stair steps and hallway.  Finished lower level with walkout and 9 foot ceilings.  And don’t forget the oversized garage along with wooded lot and fenced yard.

Boxers or briefs?  Just like underwear most home purchases come down to personal preferences.  Some of the items on this buyer’s “want list” cannot be added later- like a walkout lower level with 9 foot ceilings.  But many of the homes we viewed had almost everything- but not all of the items on their list.  Frankly the odds of finding the “perfect” place are pretty slim.  They cannot grasp the idea of looking for a property which meets the majority of their wants and then dealing with what I call fixables- adding new cabinets or granite or hardwood floors.

My parting advice after tracking through properties for most of the day was to sit down and discuss what they were willing update after they moved.  It must have clicked because tomorrow we are revisiting 2 homes and they plan on making a decision.  I wonder if it will be the “boxers” or the “briefs”?

So if you’re overwhelmed trying to find the “perfect place” -just remember to simplify your thought process.
