Where’s the Affordable Housing Around Cincinnati?

filed under: For Buyers posted on January 7th, 2011

Cincinnati affordable housing

First time home buyers or buyers returning to the market after renting for a few years often ask for suggestions about where to find affordable housing in and around Cincinnati.  It’s a great question but it’s hard to be specific when providing answers because what’s affordable and a good location for one buyer may not fit anybody else’s criteria.

So for the sake of keeping things simple I looked how many single family homes were listed priced from $90,000- $150,000.  There are so many properties available in the 4 county area that I only looked at Townships -which don’t charge residents an income tax.  However when looking for a home be aware that no income tax does not necessarily equate to lower taxes.  You’ll still owe income tax if you work in a city or town with one and many townships have levied slightly higher property taxes.

Many of the locations listed below only cover homes listed in a specific geographic code in the Multiple Listing Service of Greater Cincinnati.  For instance Springfield Township, Ohio covers several areas including Finneytown, Pleasant Run Farms and Mt Healthy.  The MLS breaks these areas down and the number below is only for the “W02-ST”- (MLS code for area and suburb indicator) Springfield Township.

If you are looking for a home in the $90,000- $150,000 price range here are just a few of the areas:

  • Anderson Township  42 listings in the price range
  • Springfield Twonship  24
  • Batavia Township  45
  • Miami Township  38
  • Green Township  17
  • Colerain Township  73
  • Ross Township  3
  • Deerfield Township  20
  • Fairfield Township  17
  • Liberty Township  16
  • Sycamore  10

Overall in the 4 county area there are 2435 single family homes and 724 condos for sale within the price range.  Within the Cincinnati School District which covers numerous neighborhoods there’re 452 single family homes and 114 condos within that price range.

Interest rates are still below %5 for qualified buyers making this a very affordable market for anybody thinking about moving into a home or condo. It doesn’t matter what price home/condo you purchase or how savvy you are about financing- purchasing real estate is alwasys a “big deal” so if you have questions or need more details about what’s available for sale in your area- call or email me.
