Panerathon-Help Run Hunger Right Out of Cincinnati!

Panera @ Union Centre is sponsoring a great event on September 10th.
A chance to visit with our neighbors and raise money to benefit Children’s Hunger Alliance. It’s the 4th annual Panerathon for the Children’s Hunger Alliance. It’s a win/win opportunity to “run off” some of the french toast bagels and raise money for a great cause.
Let’s face it in Ohio and greater Cincinnati, today’s economy is hitting lots of people – and sometimes “the kids” are not always getting enough food. Basic programs, like the ones sponsored by the Children’s Hunger Alliance, provide food where it’is needed most.
The event kicks off at 8:30am Saturday morning with events for both adults and kids. The 5k route loops around the Streets of West Chester and the local area. This year dogs are welcome to join the run. Of course everybody needs a t-shirt and prizes and Panera promises shirts and gift bags to all participants and as you cross the finish line…fresh bagels, pastries, and sandwiches will be available.
This year the goal of the Panerathon is to have at least 500 participants up from 253 last year. You can register ahead of the event or make a donation.

Don’t Miss the “Crazy Cardboard Reggata”!

The 2nd Annual “Crazy Cardboard Regatta” at Voice of America Park starts with a party today at 5pm.
The actual “Crazy Cardboard Regatta” races begins at noon on Saturday…and yes the boats must be made out of cardboard. The event is a great way for everybody who’s been hiding inside all week to get out and have some fun.
Best part the event is FREE. Park your car at Voice of America Park, Miami University, VOA Learning Center and the West Chester Medical Center on Cox Road.

New Construction Near The Streets of West Chester

One small sign that the local greater Cincinnati real estate market is coming back to life is when new construction start to appear in your neighborhood. We’re lucky because the once anticipated residential area about the Streets of West Chester” is under construction…and 2 units have already sold.
Located at the “far side” of the Streets of West Chester, the Ryan Townhouses can be accessed from Union Centre Road or Allen Road. The 3 story buildings have 6 units per building (Wexford Model)when construction is completed there will be 60 townhomes in the development. And since this area of West Chester has office buildings housing lots of employees for General Electric and P&G -(to name a few) the units start at $170,000 which should be attractive to workers wanting to reduce their commuting time.
As you can see from the Google earth map – owners will have a walk (or quick drive) over to movie theaters, food and shopping without ever hitting a main road.
New construction sprouting up is a good sign and the fact that 2 units are sold before the model is open is a better sign.
Look- 2 car garages- no more fighting over whose car goes into the garage!

The number of single family homes closing in the last quarter of 2010 for:
- Beckett Ridge- 2
- West Chester- 81
- Liberty Township- 100
The highest priced sales in the area that closed in December were in Wetherington Country Club for $475,000, on Eagleridge in Beckett Ridge for $$225,900 and on Alpine Aster in Four Bridges Country Club in Liberty Township for $508,900. Not bad prices for today’s slower market but in some cases the sale price was below what the owners paid for the properties a few years ago.
Metro Cincinnati real estate is currently in a “hold” pattern which West Chester, Beckett and Liberty Twp are also experiencing. The question is how much longer buyers will sit on the fence waiting for prices to drop and how long will interest rate remain below 5%.
