Mason Ohio Hits Money Magazine’s Top Towns List

No surprise when Money Magazine published the list of “Best Places to Live” and Mason Ohio ranked 24th.
According to the article, the Mason School system has been a big draw for families to move to Mason. Also Mason is fairly easy to access from the freeway and has drawn some big employers such as Cintas, Luxottica and Kings Island to mention a few. However the income and property taxes required to support the great community facilities and schools are facing some challenges as levies appear on the ballot.
According to Yahoo Real Estate the median home value is $337,410 which makes Mason one of the pricier areas on the Money Magazine list. However, even in this slow real estate market, Mason has been one of the better selling suburbs within the greater Cincinnati real estate market.

A snapshot of Mason’s real estate activity has been consistent for the past few months.

In the last 3 months of 2010 buyers in Mason closed on 70 single family homes and 31 condos. And while some other areas with houses similar to Mason have experienced a drop in the average sale price- houses prices continue to remain stable and the condo prices have dipped just a little. But if you look closely at the numbers, the average list price on single family homes is significantly higher than the average sale price. So in this particular neighborhood market, the homes below $300,000 are catching the buyer’s eyes.

Mason’s housing market remains fairly steady.

Real estate continues to sell in Mason-but home sellers need to look at the difference between average list price of $430,000 and average closed price of $280,000. The condo market is more in balance with list and sold prices within kicking distance of each other. Yes the condo market is a much smaller than the single family home market-but pricing is pricing and Mason’s condo owners seem to be on the same page.

During Juy 6 condos and 24 single family homes closed. Condo sale prices remain the same however single family homes took a tumble. Good news is that the current listing prices have gone down a bit which means sellers are tuning into the market.

Has the end of the home buyer tax credit affected Mason’s housing market?

Sellers of single family homes do not appear to be reading the market well- listing prices are up and sold/closed prices were down in June. However pending sale prices have jumped- so perhaps a trend is beginning…either way keep an eye on absorption rates and prices. The condo market prices remain consistent with the previous month.
