Are You a Real Estate Godzilla? part 2

 

Yesterday I had fun descibing godzilla real estate sellers and got an earful from some sensitive people…so today it’s the buyer’s turn.

So if you live in Liberty or Fairfield Township, Cincinnati or Norwood and you’re not sure if you’re a godzilla buyer- check out the questions below. 

If you answer yes to any -then you’re definitely on the godzilla scale.

1.  Are you currently working with multiple realtors as well as emailing requests for information to companies or other agents?

2.  Have you looked at more than 20 properties and still think there is something you are missing?

3.  Have you obtained a “pre-approval” from a lender- but not bothered to actually apply for a loan?

4.  Do you walk out of a property - because a bedroom is painted blue?

5.  Are you always late for appointments-or worse yet- a no show without calling?

6.  Do you walk through new construction models or open houses and forget to mention that you are working with an agent? (the problems with doing this could fill an entire book)

7.  Did you present an “incredibly” low purchase offer, ask for everything including the moon… and then get ticked off when your offer was rejected or countered?

“Buyers are Liars” has been a popular phrase in real estate for decades and it’s not because buyers actually lie (well most don’t lie)…..rather it describes a real estate buyer who insists on looking only at one type of house and in only certain neighborhoods…..and always end up buying a different style home in a different area.

Buyers need to be open to options and understand how real estate works- buyers who listen and then make informed decisions rarely appear on the godzilla list.

Good real estate news or meidiocre real estate news!

West Chester/Liberty Township/Beckett Ridge real estate stats for July has some good and some hohum information.

125 homes and 14 condos closed during the month of July….and the average closed price increased a few hundred dollars on the homes and by a thousand dollars on condos.

Days on market (the true days on market is much more complicated to calculate) appears to be decreasing as does the average list and pending sale price- though not by much.

Real estate sales continue to happen throughout the Lakota School District-but it is still a buyer’s market-so price accordingly.

Are Real Estate Prices Local or National?

When you put your home up for sale in West Chester, Ohio - did you or your realtor compare real estate pricing for homes in Miami, Florida or Phoenix, Arizona?

No! 

Most likely- you looked at a CMA (Competitive Market Analysis) for West Chester, Ohio.  After all, buyers shopping in West Chester or Mason or Cincinnati Ohio are comparison shopping in the local area.

Take a look at a discussion on the “Morning Joe” program on MSNBC featuring author Jim Cramer (Author of “Stay Mad for Life”) who has some very positive words about the real market and suggested he will be buying some property soon. However don’t be alarmed by Mr. Cramer’s statements concerning real estate prices in Florida. 

Remember the housing market in Miami and Daytona Florida is unique and should not be compared to “local real estate” in southwestern Ohio.  Too many of today’s news stories/articles are written from a national perspective and aren’t accurate about our local real estate market.

If you are ready to jump into the real estate market- as a seller or a buyer- use recent data from the local Multiple Listing Services and county Auditor sites to determine pricing.

No I’m not selling sandwiches….but I am answering your requests for information about affordable housing in Cincinnati, Mason, Fairfield and Lakota School Districts.

A search of the Greater Cincinnati Multiple Listing Service for homes/condos with a List Price between $100,000- $110,000.

Starting off in the Cincinnati Public School District with 150 properties available- take a peek at:  Enslin St, Ledgewood, Glencross, Wm H Taft, Sunnybrook, Ardmore, Corvallis, Glenorchard, Vinewood or Brotherton (140 more available -just ask)

Homes or condos in the Fairfield School DistrictHigh Ridge Ct, Walter, Tylersville, Sherry, Boehm, Vassar Ct

Looking in the Lakota School District: Kenneth, Spring Valley, Colegate Way, Granby Way, Columbia Cir.

And last, but not least homes/condos in the Mason School DistrictHolly Ln, Sherman Ter, Fernshire, East Circle, Amber Ct, Terry Ct.

West Chester/Liberty Township Ohio Cost of Commuting

The cost of gas has everyone’s attention today. For those thinking about moving to West Chester, Fairfield or Liberty Township and working in Cincinnati (or commuting the other way) weighing the benefits of commuting against mortgage payments can be a real eye opener. Try looking at homes closer to work or public transportation and reduce your transportation costs.
