Replay: listing prices creep up and sold prices decline!
Activity continues to increase as more properties hit the market. And, at the risk of sounding like a broken record, newer listings that are priced right are selling more quickly than lower priced “older listings”. Timing and price remain the critical element in today’s market.

Fairfield Village Green Plant Sale

It continues to be a busy time in real estate with lots of showings and some properties receiving contracts. The picture is not accurately reflected in the pricing as the listing prices in both Fairfield and Fairfield Twp increased slightly….sale priced decreased slightly. The more overpriced a listing begins its life on the market- the less it sells for in the end.
Pricing your condo or home to sell with the first 30 days-is the only way to go in the current real estate environment

Showings (buyers and their agents making appointments to view properties) continues to increase. Prices for listings in Fairfield remains steady. Asking price in the Township increased slightly. Good news for condo owners in Fairfield Twp- 2 finally show pending sales- after some no sale months.
You know the mantra for real estate- price, price and price. The tax credit and favorable mortgage rates are spurring buyers into the market…however with so much inventory- an overpriced listing might as well be invisible.
