New Construction Near The Streets of West Chester

One small sign that the local greater Cincinnati real estate market is coming back to life is when new construction start to appear in your neighborhood.  We’re lucky because the once anticipated residential area about the Streets of West Chester” is under construction…and 2 units have already sold.

Location of the Villages at the Streets of West ChesterLocated at the “far side” of the Streets of West Chester, the Ryan Townhouses can be accessed from Union Centre Road or Allen Road.  The 3 story buildings have 6 units per building (Wexford Model)when construction is completed there will be 60 townhomes in the development.  And since this area of West Chester has office buildings housing lots of employees for General Electric and P&G -(to name a few) the units start at $170,000 which should be attractive to workers wanting to reduce their commuting time.

As you can see from the Google earth map – owners will have a walk (or quick drive) over to movie theaters, food and shopping without ever hitting a main road.

New construction sprouting up is a good sign and the fact that 2 units are sold before the model is open is a better sign.

The number of single family homes closing in the last quarter of 2010 for:

The highest priced sales in the area that closed in December were in Wetherington Country Club for $475,000, on Eagleridge in Beckett Ridge for $$225,900 and on Alpine Aster in Four Bridges Country Club in Liberty Township for $508,900.  Not bad prices for today’s slower market but in some cases the sale price was below what the owners paid for the properties a few years ago.

Metro Cincinnati real estate is currently in a “hold” pattern which West Chester, Beckett and Liberty Twp are also experiencing.  The question is how much longer buyers will sit on the fence waiting for prices to drop and how long will interest rate remain below 5%.

Indian Springs and Brenner Woods

A friend (actually an old client-now a long time friend) called because they’re moving back to the area. The call sparked memories of their original home located in an area just north of I-275 off the Reed Hartman – Indian Springs.  Actually if you head  north off the exit you drive into the subdivision.

Often people driving around the hilly streets call about a home they saw in Indian Springs-which may be in Indian Springs or a different subdivision- Brennner Woods, Bennington Place- one section flows into the next.  The “Indian Springs” section is wooded, winding and hilly and has lots of open spaces.  Some of the homes were built as part of the 1986 Homearama event.

 If you drive around you’ll see a mix of traditional Cincinnati 2 stories as well as a neat mix of contemporary homes. Housing prices start in the low $200,000 in Bennington Place and work there way up to high $500,000.

Located close to I-275 and between I-75 and I-71 draws people working downtown as well as the burbs.  Indian Springs is a little unique in that some of the homes are in Sharonville and the rest are in West Chester.  So kids attend school in either the Lakota School District or the Princeton School District.

I don’t know if my friends have decided where to settle when they come back to town- but I’m pretty sure we’ll be driving around Indian Springs trying to spot their neighbors.

What’s the Difference Between Liberty Township and West Chester?

West Chester and Liberty Township

Sometimes buyers are confused about where and what the differences are between Liberty Township and West Chester.  Both are Townships governed by elected Trustees.  Neither one has an income tax so they’re both attractive to buyers looking toward Cincinnati suburbs to escape from cities with an income tax.  The Lakota School District serves both areas (except for a small section in northeast Liberty which in the Monroe School District)

As you travel east and west on Hamilton Mason- the south side of the road is West Chester and the north side belongs to Liberty Township.  From a home buyer’s perspective looking in the area usually covers all of West Chester, which includes Beckett Ridge as well as house hunting in Liberty Township.  As the areas have grown and matured more of the new home construction is happening in Liberty Township- where there is more land available for development.

However the 2011 Homearama(cool show with new homes from $600,000-$900,000) is located in the Glenview section of Foxborough located in West Chester.

Lucky for both buyers and sellers both areas have a good number of properties available in all price ranges. Homes for sale  in  West Chester and Beckett Ridge-260 single family and 116 condos. And homes for sale in Liberty Township -273 single family and 5 condos for sale.  The location- close to Interstate 75 (I-75) makes the area a hot spot for people wanting suburban living with easy access to freeways.  Many of the people living in the area have household members working in Cincinnati while the other half of the household works in the Middletown or Dayton areas.  The additional exits off I-75 at Union Centre Blvd and the latest at Liberty Way indicates the rapid growth in the area.

Residents of the area take pride in their unique areas boasting several active condo and neighborhood associations.  And each neighborhood has their own personality- where you live really depends on what you can afford and where you feel the most comfortable.
