As the market begins a slow comeback- I thought it might be interesting to also look at the numbers for new construction – of the 136 homes on the market 10 actives and 4 pending are “brand new builds” averaging $237,623 for actives and $260,847 for pendings.  No new construction in the Fairfield condo market.

New construction- of the 122 homes on the market 23 actives and 1 pending are “brand new builds” averaging $242,484 for actives and $299,900 for pendings.  1 new construction condo in Fairfield Township listed for $169,900.

The condo market in Fairfield continues to struggle with an abundant supply and buyers not able to secure FHA loans because some complexes are unable to meet government guidelines.

It’s a slippery slope in Fairfield and Fairfield Townships housing market- with interest rates rising and the amount of homes and condos for sale not shrinking.  Smooth sledding for sellers requires focusing on pricing and competition.  The condo market in Fairfield continues to slip and slide all over – too many units for sale competing with too many foreclosed units for sale.  And the problem will be around for months to come.  The sale of single family homes in the Township and City continue with prices remaining steady.

September Real Estate Activity for Fairfield and Fairfield Township

The Fairfield and Fairfield Township home and condo sales continue to feel the pricing pressure of today’s real estate market.

Just like real estate throughout metro Cincinnati, the average listing prices have decreased slightly and sale prices have remained the same or decreased slightly.
