June Home Sales in Cincinnati

June home sales in Cincinnati continue to steam along!

Update:  June Stats from the Cincinnati Area Board of Realtors

Sales in all four counties during the first 6 months of 2017 continues to outpace sales compared to same time frame last year.  The current average sale price for single family homes in greater Cincinnati is $205,022 compared to 2016’s $194,505.  A 5.1% increase. 

According to the Cincinnati Multiple Listing Service has 5034 homes listed for sale up slightly from last month.

The CincyMLS covers all the surrounding counties (as far north as Dayton) and sale prices do vary by areas.  Average sale prices continue to climb in all four counties but the shortage of homes for sale continues to cause problems.

What does this mean? 

As the average list price continues to climb the average sale price was keeping pace during June.  The smaller price versus sale price gap reflects sellers are getting more realistic about pricing.  The number of homes for sales has risen slightly -good news for buyers- but may force some sellers to drop their prices.

The final note on the June home sales in Cincinnati update:  

  • Single family homes listed for sale for more than 6 months need to drop their prices now!
  • Home Inspections usually cause heartburn for the sellers so be prepared to fix what’s broken and don’t assume the next buyer won’t ask for the same things (or more).
  • Fall is just around the corner and the pace of home sale will most likely slow down as kids start heading back to school as early as mid-August in our area.
