Hopefully every buyer in today’s market isn’t looking at 64 houses before picking a winner! Well priced new listings are selling quickly- and buyers are finally catching on to the fact – the local real estate market is becoming a little more balanced between buyers and sellers. As I reported in the past the local jobs market remains stable and interest rates are still low, low, low…yet potential sellers are still waiting for a sign that now is the time to sell.

The number of listings for homes and condos continues to shrink. According to the Multiple Listing Service of Greater Cincinnati potential buyers have 8225 single family homes and 1344 condos to wander through-a few more single family homes -but the inventory count is still way below what we need to entice new buyers into the marketplace. Compared to the last zip code report the local Cincinnati real estate market is experiencing an increase in the median list price in nearly 50% of the areas.
Depending on which team you’re rooting for- March Madness may interfere with open houses on Sunday- but I expect motivated buyers may be out in force.
